2008 TD Square, Eaton Centre, Holt Renfrew [Calgary, AB]
$300 million redevelopment of downtown Calgary’s TD Square, Calgary Eaton Centre, and a new Holt Renfrew (currently under construction with a planned opening fall 2010): In a challenging construction boom, municipal approvals were achieved within a six-month period. Project management services are now underway to ensure this high-end centre opens on time and on budget.
2006-08 Chinook Centre [Calgary, AB]
$275 million dollar expansion of Chinook Centre 2006-2008 (project will open in 2011): Completed a land use amendment to Calgary zoning by-law, Calgary Planning Commission approval, and release of the development permit.
1998-2000 Chinook Centre [Calgary, AB]
$208 million redevelopment of Chinook Centre, Calgary, Alberta, 1998-2000: A landmark shopping centre was rapidly losing market share and re-zoning the site was required to permit re-development. Mehak, Kelly & Associates successfully negotiated the required development permit. As development manager of the subsequent renovation, Mehak, Kelly & Associates was responsible for all development activities, City approvals, new and existing tenant coordination, and complex leasing and operations activities – all of which were completed on schedule for a fall 2000 opening. Chinook Centre is one of the most complicated shopping centre redevelopment projects ever undertaken in North America, and set a new standard for shopping centre design and re-development.
1991 Mixed Use Project [New Westminster, BC]
$100 million mixed use project, New Westminster, B.C., 1991: In a high-density community of concerned ratepayers, obtained approval to construct a major mixed-use project in less than two months. Facilitating timely approvals allowed construction to commence immediately, and the project opened in record time. Development included a two-level regional centre, provision for an office tower and three residential towers. Sale of the air rights for the towers provided revenue in excess of $10 million.
1989 Mixed-Use Project [Burnaby, BC]
$200 million mixed-use project, Burnaby, B.C., 1989: After a multimillion-dollar acquisition of an un-zoned site, market conditions changed and with increased competition, municipal approval and construction of the project seemed unlikely. Mike Mehak directed a team of planning, legal, architectural, traffic and public relations consultants through a complex municipal approval process. This project is now one of Cambridge Shopping Centres’ top ten properties with annual sales in excess of $500 per square foot.
1987 Bayshore Shopping Centre [Ottawa, ON]
$40 million redevelopment of Bayshore Shopping Centre, Ottawa, Ontario, 1987: A major shopping centre was losing market share and required renovation and expansion but the centre was landlocked. Our team developed and constructed the first third level expansion of an existing two-level centre. Bayshore is now highly successful, generates an additional $5 million annually, and is the dominant centre in the Ottawa region.
